What the NIE is and when you need it to buy in Spain
The NIE is the number that identifies you to the Spanish authorities. You cannot sign a property purchase without it, so it is worth applying in good time.
What the NIE is
The NIE (Número de Identidad de Extranjero) is a unique personal number issued by the Spanish National Police to foreign nationals who have financial, professional or social dealings in Spain. It is not a residence permit: it simply identifies you.
When you will need it
When buying a property, it comes up at almost every stage:
- Signing the title deed before a notary.
- Paying the taxes on the purchase.
- Opening a Spanish bank account and applying for a mortgage.
- Setting up utilities in your name.
How to apply
You can apply in Spain, by appointment at an immigration office or police station, or from your home country at a Spanish consulate. You will need the official EX-15 form, your passport and proof of payment of the fee (form 790, code 012), together with the reason for your application.
It is best to apply for your NIE before you start looking for a property: appointments can take weeks, and the purchase cannot be completed without it.
It can also be obtained through a representative with power of attorney if you are unable to travel to Spain.
